Most Local Council's provide a fee for service known as a 'Land Record Search'. These searches provide information on various aspects that relate to a property (i.e. water meter reads, rates search, swimming pool compliance, building permit search, plumbing permit search, flood zone and storm tide information etc.)
More importantly they provide the option to obtain varying types of 'Town Planning Certificates'

Development applications can be triggered for many different reasons so it's always best to seek expert advice from a suitably qualified town planner before starting your new project.
A development application consists of a number of items that need to be prepared and assessed as part of the application submission:
- Development Application Forms (DA Form 1);
- Plans for the development. This includes a site plan, floor plan and elevation for an MCU or Lot configuration plan for a Subdivision;
- A detailed report demonstrating how the development achieves compliance with the planning scheme and relevant codes;
- In some instances, other specialist reports to accompany the application.
All these aspects must be completed and compiled to submit to Council to request an approval, and to make this more confusing each Council may have different requirements.
